A big question when acquiring land is building and construction abilities. It is important to check the Zoning By-law to make sure that any construction plans meet zoning requirements for your area.

The first step after checking the Zoning By-Laws to make sure you can build is to apply for building permits with the city. In the event you have a plan that is not permitted with your zoning guidelines there is an option to apply for a minor variance with the committee of adjustments. Be aware, in some cases a more extensive re-zoning may be required in order for you to complete your project. It’s for this reason that it is strongly recommended by the town that you talk to planning first and include them in your plans for guidance.

How do you know you need a permit?

There are a number of things you may want to do with your property that will require a permit…

  • dock, boat houses, and boat ports
  • event tent permits
  • new homes or cottages
  • pool fence permits
  • renovations
  • septic permits

When your ready you can complete your Building Permit Application and submit it by email or in person to the Township of Severn. Something to note, the fees for building permits vary depending on the scope of your building or renovation project. There could also be a property tax adjustment, this is another thing to ask the town about while your in the planning and application process.
